The Coastal look

On the cover, a pale sun sinks into layered waves in sea-glass, teal and deep navy, with a few gulls overhead and your property name in a large serif above. Inside, the pages are warm sand with soft blue-green cards, simple line icons, a small wave under each title and a band of waves along the bottom edge. Headings are set in Playfair Display and body text in Inter; both fonts are in the download, free under the SIL Open Font License.

A walk through the 27 pages

Every page arrives filled in for a fictional home, Seabreeze Cottage. Every word is an editable text box over a fixed background, so you type over the sample instead of starting from a blank page.

Pages 1 to 4, welcome. A cover with your property name, a short tagline and the address; you can also set a photo of your home as the cover background. A welcome letter from you with a round photo spot and your phone number, a contents page, and About the Home: bedrooms, bathrooms, how many it sleeps and parking at a glance, then beds room by room, a good-to-know list, linens and towels, and an optional photo box.

Pages 5 to 13, your stay. House rules on 8 cards (check-in and out, quiet hours, no smoking, no parties, pets, parking, trash, and treat it like home). Check-in with the time, door code, six arrival steps and cards for early or late arrivals. Check-out with a ten-item checklist and a note on late check-out. Wi-Fi with the network, password and a QR code spot. Parking and directions with a box for a map screenshot. Two appliance pages with six how-to cards: TV and streaming, heating and air conditioning, washer and dryer, coffee maker, pool and gas grill. A kitchen guide and a trash and recycling page with pickup days.

Pages 14 to 19, local favorites. Restaurants, coffee and bakeries, groceries and essentials, things to do, beaches and walks, and family fun. Each page holds four places with a type, price or distance, a short description, address and hours, and a QR code spot, so 24 recommendations in all.

Pages 20 to 24, safety and extras. Emergency and safety lists the numbers to call, the nearest hospital, urgent care and pharmacy, where the fire extinguisher, first-aid kit and water shut-off are, and your address for emergency services. Questions and answers covers eight guest questions. Then a guest book page to print in copies, a page asking for a review with a QR code spot, and a thank-you back page.

Pages 25 to 27, signs. One-page Wi-Fi, House Rules and Check-out signs to frame or stand on a counter.

What only the coastal edition says

The sample text is written for a house near the water: a pool card with gate code and hours, an outdoor shower for sandy feet, a beach parking permit in the kitchen drawer, beach towels and chairs in the shed, and a "Gulls love trash!" note on the trash page. Keep what fits your home.

Questions

Can I add or remove pages? Yes. Duplicate a page for more restaurants or appliances, or delete what you don't need. The footer page numbers update themselves; update the contents page by hand.

How do I make the QR codes? The QR spots are empty placeholders. Make a code for your Wi-Fi, a map link or your review link with any QR code generator, insert the image and delete the dashed square. The instructions walk you through it.

Does it work outside the US? Yes. There's an A4 file alongside US Letter. 911 and the Poison Help line in the sample are US numbers, so replace them with your local ones.

Can I use it for more than one property? Yes, in your own rental properties: save a copy for each home. You can't share or resell the template.

Can I print it? Yes. Use the Letter file on US Letter paper and the A4 file on A4. The waves run to the edge of the page, so a home printer leaves a thin white frame; for color to the edge, use borderless printing or a print shop. Keep the pages in a binder, or ask a shop for coil binding.
